Commercial Inspection

Tailored Assessments for Business Environments

A commercial property inspection (or Property Condition Assessment) focuses on the high-cost systems and liability concerns unique to business environments. This inspection is coordinated closely with the buyers' intended use of the property and their specific scope of concern.

Common Commercial Inspection Inclusions:

Structural Integrity & Foundation

An evaluation of the building's "bones," including the foundation, floor slabs, load-bearing walls, and roof structure to ensure the facility can safely support its intended commercial use.

Mechanical Systems

(HVAC, Plumbing, & Electrical): A review of high-capacity systems, such as rooftop units (RTUs), commercial-grade electrical panels, and complex plumbing networks, to estimate remaining life and identify immediate repair needs.

Roofing & Exterior Envelope

A check of the roofing material, drainage systems, and building facade. We look for signs of water intrusion or material failure that could lead to costly interior damage or mold.

Life Safety & Fire Protection

A review of essential safety features, smoke detectors, emergency lighting, and exit signage to ensure the building meets basic safety standards.
