We provide independent advocacy. While local government and municipal inspectors check for basic code compliance, we inspect the efficacy and functionality of the home's systems. The ideal time to request construction repairs is prior to closing on your new home; once you move in, you are reliant on the builder's warranty, which may be more difficult to enforce.
New Build Inspections:
- Exterior: Roofing, gutters, siding, and proper grading to ensure water flows away from the foundation.
- Mechanical Systems: We test the furnace (including internal components, motor, and filter for drywall dust), air conditioning, and water heater for full functionality.
- Electrical & Plumbing: Inspection of the electrical panel, outlet wiring (including GFCI/AFCI), fixtures, and ensuring drains are operational and leak-free.
- Interior Finishes: Testing the functionality of windows, doors, appliances, and much more.
Essential Pre-Closing Tests
Prior to closing is the ideal time to ensure your home is safe from hidden hazards. We recommend the following additional services:
Radon Testing
Recommended prior to moving in to allow for negotiation with the builder if mitigation is warranted.
Sewer Scope
Confirms the sewer line is properly connected and clear of construction debris that could cause backups.
Air Mold Sampling
Structures are often open to rain and snow during construction; we identify if moisture trapped inside has led to mold concerns.
Methamphetamine Sampling
Laboratory analysis of collected samples can indicate if methamphetamine residue is present in levels that may pose health risks to your family.
